Shangri-La International signed a management agreement with Concorde Arch for the first Hotel Jen in Kuala Lumpur. The 36-storey hotel will be built at the site of the former Nouvo Club, at the intersection of Jalan Sultan Ismail and Jalan P Ramlee, across the road from the five-star Shangri-La hotel.The hotel is expected to be open by 2019. Its  facade will boast a striking green wall, covering the car park area, which will use a mechanical parking system. Facilities include a restaurant, a rooftop sky bar, and infinity lap pool, meeting rooms and a club lounge.Concorde Arch (M) Sdn initially acquired the land for building the corporate office but later decided to build a hotel instead. The final design is at least five years in the making, with a few hiccups as the small plot size about 9,000 sf made it a real challenge to fulfill the city's plot ratio and car park requirements. The international "Hotel Jen" branding was launched by the Shangri-La group in 2014 to replace the mid-scale range Trader Hotels. With its more contemporary and lifestyle focus, it is targeted at the new "Jeneration" business and leisure travellers with a millennial mindset.Two of the three Traders Hotel in Malaysia have since been rebranded Traders Hotel Penang and Traders Hotel puteri Harbour Johor. Traders Hotel Kuala Lumpur, which is owned by the KLCC Group, is not among the first batch of Traders Hotels to be rebranded. Hotel Jen Kuala Lumpur is the second Hotel Jen project under development in Malaysia, following the signing of Hotel Jen Kota Kinabalu in Borneo in September 2015.  For regular updates on the property market, follow PropertyPricetag.com on Facebook.

Far East Orchard Ltd's existing 23-storey commercial building, Plaza Atrium, on Lorong P Ramlee, is currently being redeveloped into serviced residences, with a new 34-storey tower wing.Initially, the redeveloped office building was to have a total of 163 serviced residence units 109 units in the original building, with 54 units in the extension.But the new development is now a 247-room four-star hotel suites. The Oasia Hotel Suites Kuala Lumpur is expected to open by April 2016, targeting the middle-class traveler market on short and long-term stays. It is surrounded by other 4 and 5-star hotels, such as Shangri-La, Pacific Regency Hotel Suites, and Concorde Hotel.Plaza Atrium was designed by Datuk Ken Yeang and completed in 1984. Redevelopment plans dated back to 2005 but were put on hold in December 2006 due to the Cabinet's directive to DBKL to freeze new service apartment projects in Kuala Lumpur. This was to allow amendments to the Housing Development Act to cover service apartments built on commercial land.The current redevelopment of Plaza Atrium is undertaken by Pinehigh Development, a property investment arm of Orchard Parade Holdings Ltd, based in Singapore. It is seen as a timely move, especially with increasing oversupply in the Kuala Lumpur office market. Other cases of old office buildings that have been converted into hotels include the Wolo Bukit Bintang (formerly Wisma KLIH), Piccolo Hotel (formerly Wisma Peladang), and the upcoming Holiday Inn Express (formerly Menara ING). 8 Conlay, a RM5.4 billion mixed-use development, is the maiden venture for KSK Land Sdn Bhd, which bought the four-acre Jalan Conlay site in 2013 for RM568 million. It comprises two branded residence towers and a 68-storey, five-star hotel and service suites tower.The two residential towers -- YOO8 Serviced by Kempinski -- are 57 and 62-storey high and linked via two sky bridges.They will house a total of 1,062 units -- 564 in Tower A (700 to 1,308 sf) and 468 in Tower B. Targeted at high net-worth individuals and young professionals, Tower A will be fully-fitted complete with interior decorations and furnishing by renowned interior designer, Steve Leung & YOO.Launched in end-2015, at a time when the property market was in the doldrums, the developer increased its price psf from RM2,700 to RM3,200 due to "strong interest".The hotel and service suites will be managed by Kempinski, one of Europes oldest hotel brand.
